  • Control Points.
  • Transversal and Longitudinal Profiles of Rivers, among others.

PHOTOGRAMETRY, CARTOGRAPHY AND GEOPROCESSING

Specialist technicians, using technological resources, perform the modeling of georeferenced data in vector and raster format, or database, transforming them into accurate, unambiguous, and easy to interpret geographic information. At Métrica, these activities are always guided by the technical specifications imposed by technical standards and the peculiarities inherent to each project. As an example of resulting products, the following stand out:
  • Vector and raster cartographic bases (stereophotogrammetric rendering, planimetric vectorization, classic or truly orthogonal orthophotos, etc.).
  • Geocoding and Property Registration Update.
  • Three-dimensional models (MDS, MDT, level curves, etc.).
  • Scanning and Storing Documents.
  • Georeferenced Database, among others.

360° LAND MOBILE IMAGING

It is a modern and effective technology, which uses a motor vehicle, in which a set of high-precision sensors are embedded, which make it possible to obtain georeferenced panoramic images of land roads, buildings and the infrastructure of a given location.

The technology offered by MÉTRICA makes it possible to collect panoramic images in 360°, with intervals of 5 meters between them. In practice, at least 2 different panoramas are obtained for each lot (considering a 10 m front).

Benefits:

  • Remote inspection, without the need for field technicians to travel.
  • Source of information for planning and actions in areas of urban and rural registration, inspection of compliance with the Code of Works and Postures, health surveillance, among countless other advantages.

MULTIFINALITY TECHNICAL REGISTRATION

Carrying out a CTM aims to provide essential information for the knowledge of the territory, creating a series of possibilities for the application of this information, from updating the municipality's cartography, passing through taxation, commonly generating an increase in own revenue, through the detection of inconsistencies records and irregularities, also helping, greatly, the process of management and territorial organization, since it enables the integration and sharing of data and cartographic and alphanumeric information, by the different sectors of the municipal administration, under numerous thematic perspectives, such as: tax register, register of own assets, of economic activities, of green spaces, of public areas, the database of the health system, and so on.

The Fiscal Responsibility Law (LRF), together with the Federal Constitution and the City Statute (EC), suggest that all municipalities must update the cadastral base of their urban area from time to time, in order to explore the potential own recipes.

Benefits:

  • Equal treatment of citizens in an equivalent situation, in terms of land use and occupation and property taxation.
  • Monitoring the results of social programs and public policies.
  • Increase in collection, due to the expansion of the contribution base provided by the registration update.
  • Provision of fast and accurate information to the community.
  • Possibility of reducing taxes, because when everyone pays equally, the value of each tribute can be reduced, among others.

GEORADAR - GPR

Municipal urban areas, as a general rule, have a diverse network of underground infrastructure, and often, not even the concessionaires providing these services know the exact location of the implantations with the necessary accuracy. Georadar (GPR) uses electromagnetic waves to detect underground interference, such as: pipelines of various materials and utilities (water, gas, sewage), electrical cabling, fiber optics and even geological discontinuities.

Benefits:

  • It prevents the execution of works from causing the rupture of pipes, wiring and the like, among others.

PLAN OF GENERIC VALUES - PVG

In order to carry out a PVG of excellence, it is necessary to have a precise knowledge of the urban space, through a consistent and updated real estate register, as well as knowledge of the behavior of the real estate market in the evaluated region, because, in the evaluation of properties mass by the Comparative Method, the location variable is extremely relevant, regardless of the calculation methodology that will be applied for the evaluations (Factor Treatment or Inferential Statistics).

METRIC has expertise in this matter, therefore, knowing that it is a sensitive topic from a political point of view, and of great impact for a city. In this way, it must be conducted with high technical rigor, and with the highest possible degree of transparency before the affected society, in order to make it clear that a PVG aims to be an instrument of fiscal, tax and social isonomy.

Benefits:

  • Inhibit real estate speculation and stimulate the development of the urban area.
  • Adjust the distribution of values observed in the real estate market, ensuring tax, fiscal and social equity.
  • Provide equality, respecting the citizen's ability to pay.
